What do I need to have to market my home?
You will need an energy performance certificate (Circa £100) that is in date (valid for 10 years). You’ll need an ID for all people that own the property. Then select a knowledgeable and trusted estate agent.
Do I need a for sale board?
No, but it does help. It helps with interest and helps viewers locate the property; especially when viewing in the dark. It is always up to the seller though.
What happens with my Mortgage?
If you’re currently in a fixed-term mortgage, keep in mind that there might be a redemption penalty if you pay it off before the term ends. If you’re upsizing, you have the option to port your existing mortgage to your new home. On the other hand, if you’re on a variable rate, you’ll probably complete the sale and secure a new fixed-term mortgage for your next home. What is a chain?
In real estate terminology, the ‘chain’ represents the sequence of property transactions linking the buyer at the lowest end (typically a first-time buyer or investor) to the property at the top end (usually a newly built home or a vacant property upon completion). For instance, if you find yourself as a seller in the middle of such a chain, simultaneously purchasing a property that will be vacant upon completion, you effectively form two links within the chain. The buyer who agrees to purchase your property then becomes the third link. This completion of the chain, with connections at both ends, involves a total of three different individuals.
Do I have to do viewings or will the estate agent?
Ideally, the estate agent should handle all the viewings; after all, it’s a fundamental part of the service you’re paying for. However, if you opt for a budget-friendly online agent or a corporate-style agency, you might find yourself tasked with conducting your own viewings.
