Why Do Some Homes Sell in Days While Others Sit for Months?
If you have spent any time scrolling through property portals, you will have noticed it. One home goes under offer within a week. The house two streets away, similar size, similar price, is still there three months later with the same photos and a slightly lower asking price than when it started.
It is a question we get asked a lot, and the honest answer is that it is rarely down to luck, and it is rarely down to the house itself. It comes down to a handful of things that either work together or do not.


The Price Has to Be Right From the Start
This is the biggest factor by a distance. It is understandable to want the highest possible price for your home. It is probably your biggest asset and naturally you want the best outcome. But buyers today do their homework. They compare recent sold prices, they know what similar homes on your road have gone for, and they recognise quickly when something is priced above what the market will bear.

An overpriced home gets fewer views, fewer enquiries and fewer viewings. And there is a cruel irony to it: the longer a home sits, the more buyers start wondering what is wrong with it, even when nothing is. First Impressions Happen on a Phone Screen
Most buyers do not first see your home in person. They see it on Rightmove, on their phone, usually within seconds of scrolling past ten other listings. That first photo either makes them stop or makes them keep scrolling.
Good photography, a well-written description and, where it helps, video, are not optional extras. They are what gets someone to actually book the viewing in the first place.

You do not need a show home. But buyers do need to be able to picture their own life happening in your rooms. A declutter, a tidy garden, fresh paint where it is needed, and making the most of natural light all make a genuine difference. It is not about hiding who lives there. It is about making it easy for someone else to imagine themselves there too.

The First Two Weeks Matter More Than Any Other Point in the Sale
There is a window right at the start of a listing when interest is at its highest. Buyers who have been waiting for something like your home are watching closely. Get the price, the photos and the presentation right from day one, and that early momentum tends to carry through into strong offers.

If you have to make significant changes shortly after launching, whether that is a price drop or new photos, you lose some of that early attention and it rarely comes back in the same way.

A Sale Is Not Over Until Completion
Getting an offer accepted is only part of it. What happens after that, keeping solicitors moving, staying in touch with everyone in the chain, sorting out the small problems before they become big ones, is often what determines whether a sale actually completes and how long it takes.

The Difference Is Rarely the House
