According to GetAgent's most recent data, drawn from HM Land Registry and the major property portals, the average asking price in Warrington currently stands at £320,272, with the typical property taking around 10 weeks to go under offer. Asking prices locally have been trimmed by an average of 1.6% to 1.7% over the past six months, a modest but real adjustment that reflects sellers correcting overly optimistic starting figures.

Ten weeks is actually a reasonably quick market by national standards, which supports what Zoopla's data is showing: Warrington remains a place where well-priced homes are still moving.

Why This Is Actually Good News for Sellers Who Get It Right


A slower national market with more buyer choice sounds like bad news, but it changes very little for a home that is priced accurately and presented well from the outset. Zoopla's own guidance to agents this month is direct: well-priced homes continue to sell, even in slower markets, and the agents who have honest pricing conversations early are the ones converting instructions into completed sales.

Warrington's relative strength gives local sellers a genuine advantage. But that advantage only holds if the asking price is grounded in evidence rather than hope. A valuation that is inflated to win an instruction, only to be quietly reduced two or three months later, puts sellers in exactly the position that the national data warns against.
