Lowton Property Market Update: Q3 2026
The summer months are often when the local property market changes pace, and Lowton was no exception this year. July and August brought a steady flow of new homes to the market, and September saw the busiest month for sales of the quarter.
Compared with 2025, the main story in Lowton is choice. More homes came up for sale, giving buyers more options, while the number of sales agreed held close to last year's level.
Here is what the figures show for July to September 2026, based on resale homes in the WA3 1 and WA3 2 postcode sectors.

Month by Month



The quarterly sales agreed total counts each home once. A small number of homes agreed a sale, fell through and agreed again within the quarter, so the monthly figures add up to slightly more than the total.

New listings were higher than last year in every month of the quarter. July and August were particularly busy, with 36 and 37 homes coming to the market, compared with 28 and 27 in 2025.

Sales agreed followed a more familiar seasonal pattern. August was the quietest month, with 21 sales agreed while many buyers were on holiday. September then picked up to 29, the highest monthly figure of the quarter and five more than in September 2025.


More Choice for Buyers

Comparing sales agreed with new listings gives a useful sense of the balance between buyers and sellers. In Q3 2026, around 67 sales were agreed for every 100 homes listed. In Q3 2025, the figure was around 89.

It is not a perfect measure, as some of the homes that sold this quarter will have been listed earlier in the year. But it does show that the supply of homes in Lowton has grown faster than demand over the past year.

For buyers, that means more to choose from and a little more time to make decisions. For sellers, it means more competition from other listings, and a greater need to get the price and presentation right from day one.

What the Asking Prices Tell Us

The average asking price of homes listed in Q3 2026 was £300,000, up 3.2% from £291,000 in Q3 2025. That suggests sellers coming to the market are pricing with some confidence.

The average asking price of homes marked sold was £245,000, compared with £302,000 a year earlier. Averages like this move with the mix of homes that sell, so this should not be read as a fall in local values of that size. It does suggest that much of the buyer activity this quarter was at the more affordable end of the Lowton market, which fits with buyers keeping a close eye on their budgets as mortgage rates have risen.

The gap between the two figures is worth noting too. Homes being listed have a noticeably higher average asking price than the homes that are selling. Sellers with larger or higher-priced homes may need to be especially realistic about pricing to stand out in a market with more choice.

The National Picture

Rightmove's September House Price Index showed average asking prices rising by 0.7% in the month to £367,440, the first monthly rise since May. Prices were still 0.8% lower than a year earlier.

Nationally, the number of homes for sale reached a 12-year high for the time of year, while sales agreed were 9% lower than in September 2025. Rightmove also reported that the average two-year fixed mortgage rate rose from 5.09% in August to 5.29% in September, which has tightened what some buyers can borrow.

Lowton reflects some of that national picture, with more homes for sale and sales agreed slightly below last year. The difference is that local sales have held up much better than the 9% national fall, and September finished ahead of last year.

How the North West Compares

The North West continues to perform better than the national average. Rightmove reported that asking prices in the region were 1.7% higher than a year earlier, and that 71% of homes on the market found a buyer, compared with 61% across Great Britain.

The 3.2% rise in Lowton's average new asking price sits above the regional figure, which suggests sellers locally still feel positive about what their homes are worth.

What This Means if You Are Thinking of Selling

With more homes on the market in Lowton than a year ago, buyers have more options to compare. Homes that are priced correctly and marketed well are still agreeing sales, as September showed, but homes that start too high are more likely to sit on the market while buyers look elsewhere.

A few things make the biggest difference:


  • Accurate pricing. In a market with more choice, starting at the right level matters even more, as buyers compare every listing closely.
  • Strong presentation. Good photography, a clear floorplan and a well-written description help your home stand out among a larger number of listings.
  • Active management. An agent who follows up viewings, keeps buyers engaged and manages the sale through to completion helps keep things moving.
