In 1995, the average home in Culcheth sold for £96,236. Last year, it was £413,810. Here is what happened in between, using the sold prices recorded with the Land Registry, and a few years along the way that are worth knowing about.

Where it started.

There were 166 recorded sales in Culcheth in 1995, at an average of £96,236. Across Warrington as a whole, the average that year was £59,864. Some of those 1995 homes have since sold again. One detached house in Culcheth, bought new in April 1995 for £131,750, sold for £600,000 in November 2025. Another on the same close went for £105,750 in March 1995 and £525,000 in January 2026.

It got cheaper before it got dearer.

Prices actually fell for the first two years. The average dropped to £87,624 in 1996, then to £79,351 in 1997, the lowest year on record for Culcheth. Anyone who bought that year did rather well.

The five years that changed everything.

Between 1999 and 2004, the average more than doubled, from £101,185 to £214,490. The biggest single jump came in 2003, when prices rose 27.5% in a year.

The dip people forget.

The average reached £266,638 in 2007, then fell to £212,033 by 2009. It took until 2015, when it reached £288,317, for Culcheth to clearly pass its 2007 level again.

The pandemic year.

In 2020, the average rose 20.2%, from £308,770 to £371,166, as buyers went looking for more space and a garden.

Where it stands now.

In 2025, the average across 92 sales was £413,810, roughly 4.3 times the 1995 figure.

Warrington's average rose by almost exactly the same multiple, to £260,465. What is interesting is that Culcheth has cost around 60% more than the Warrington average for the whole thirty years. It has not pulled away from the rest of the town, it has simply always been there.

A word on these numbers.

These are simple averages of whatever sold each year, and in a village the size of Culcheth that can be fewer than 100 homes. A year with lots of new detached houses, or very few sales, can move the figure noticeably. They are also not adjusted for inflation, so £96,236 in 1995 was worth a good deal more than it sounds today.
